Leadership Team

President & CEO

Josh Rabina

As President and CEO, Josh Rabina leads Rabina’s financial and strategic activities.

Prior to joining Rabina, Josh co-founded and ran Sentinel Data Centers, a private developer and operator of mission-critical data center real estate that remains an active affiliate of Rabina today. In 2002, in the wake of the dotcom crash, Josh began acquiring troubled real estate assets, many with zero occupancy and complex construction challenges. Over subsequent years, Josh and his team at Sentinel aligned all elements of the firm’s engineering, construction, capitalization, and marketing strategies to reposition these troubled assets and to eventually transition to ground-up construction. Sentinel has grown to become one of the largest national data center companies, having executed over a billion dollars of acquisition/construction volume and producing over two billion dollars of asset value.

Since consolidating Rabina and Sentinel in 2017, Josh has focused on expanding the breadth and depth of the combined platform, expanding the firm’s capabilities and talent base and growing the asset base and development pipeline across data center, commercial and residential product-types. Josh works closely with Mickey Rabina on capital allocation decisions and oversight of legacy assets.

Josh began his career at Credit Suisse First Boston in the corporate Mergers and Acquisition Group and subsequently the Private Equity Group. He received an MBA from Harvard Business School and a BA in Public Policy from Brown University.

Founder & Chairman

Mickey Rabina

Mickey Rabina is founder and chairman of Rabina. Over more than five decades, under his leadership, Rabina has become a fully diversified real estate investment and development firm with assets across all product types in 20 states nationwide. Mickey works closely with Josh Rabina on capital allocation decisions and oversight of legacy assets. He has successfully led Rabina through multiple market cycles, earning him a strong reputation in the real estate industry for his ability to navigate dynamic business conditions with a combination of creativity, tenacity, integrity, and vigilance. These qualities have resulted in Rabina’s ability to consistently identify and capitalize on over- and under-valued assets.

Mickey began his career in real estate in the 1970s, acquiring underperforming multifamily assets and transforming them through astute hands-on management. Since then, Mickey has led Rabina in the acquisition and development of more than 25 million square feet of residential, office, retail, and industrial real estate, much of it underperforming at the time of acquisition, then spearheading the realization of their value through vision, expertise, and determination.

Executive Vice President, Asset Management

Lynne Lawrence

Executive Vice President of Asset Management Lynne Lawrence joined Rabina in 1989. Since then, she has risen to become a key member of the senior leadership team. Lynne leads the asset management team, overseeing and executing investment strategy for Rabina’s asset portfolio, which includes multi-family, office, industrial, and retail properties in New York, South Florida, Massachusetts, and North Carolina.

In the late 1990s to early 2000s, Lynne was instrumental in the execution of loan portfolio acquisitions and workouts that catapulted Rabina onto the national stage. As a result of these activities, the firm grew significantly, formed vital strategic partnerships, increased its capabilities, and expanded its footprint beyond the New York market.

Lynne received her BA from Indiana University.

Senior Vice President, Head of Development

Ian Michael Klein

Ian Michael Klein is Head of Development at Rabina. He is responsible for leading all of the firm’s development activities and directs all aspects of project execution, including conceptualization and positioning, design, construction, marketing, leasing, and sales across Rabina’s portfolio.

Prior to joining Rabina in 2020, Ian worked for some of New York’s top developers, including Macklowe Properties and Corigin, where, among other projects, he led the development of The Towers by Foster + Partners in Miami, 540 W 21st Street by Renzo Piano Building Workshop in New York City, and 737 Park Avenue and 150 East 72nd Street in New York City, both by Handel Architects.

Ian has also worked in the public sector structuring complex, large-scale public-private real estate transactions for the New York City Economic Development Corporation.

Ian holds a Master of Architecture in Urban Design with Distinction from Harvard University and a Bachelor of Architecture from Cornell University. Since 2018, he has been a professor in the Practice of Real Estate, Urbanism, and the Built Environment at the University of Virginia School of Architecture.

Senior Vice President, Asset Management

Jennifer Rabina

Since joining Rabina in 1998, and over the course of her career, Jennifer Rabina has managed the investment strategy of some of the company’s highest profile assets, totaling more than $500 million in value. In her role as Senior Vice President of Asset Management, she takes the lead in the firm’s most critical strategic and development activities.

Jennifer has been influential in the firm’s transition into real estate development, directing the assemblage of a Midtown Manhattan development and an Amazon fulfillment center in Connecticut. She is also a key member of the design and development team for the Vancouver Innovation Center, a master planned, mixed-use development in Vancouver, Washington.

Jennifer received her BA from Stanford University and her MBA from Harvard Business School.

Senior Vice President, Asset Management

Zach Weinman

Zach Weinman is Senior Vice President of Asset Management at Rabina. He is responsible for the firm’s portfolio of industrial and mixed-use assets in Massachusetts and Connecticut and also leads Rabina’s compliance program. Zach takes a hands-on approach to asset management, working closely with Rabina’s property management department and tenants to improve the properties, allow tenants to thrive, and create value.

Prior to joining Rabina in 2014, Zach was an attorney at Holland & Knight LLP where he practiced in the intellectual property litigation group. He received his BA from Yale and his JD from Boston University School of Law.

Vice President, Acquisitions

Sam Nidenberg

Sam Nidenberg joined Rabina in 2021 as Vice President of Acquisitions. He is responsible for Rabina’s capital market activities and assists in the firm’s overall strategic pursuits. Drawing on his broad background in high-profile and complex real estate transactions, Sam sources, underwrites, and performs due diligence on all of Rabina’s acquisitions and capital raising efforts. He also takes a lead role in joint-venture transactions, financing activities, and dispositions, in addition to performing various asset management functions.

Prior to joining Rabina, Sam was a Vice President of acquisitions and asset management at Metropolitan Realty Associates, and prior to that, he was a senior analyst at the predecessor firm of JLL. Sam began his career in real estate as an investment analyst at Greenfield Partners, a Connecticut-based real estate private equity firm. Born and raised in New York, he earned a BA in Economics and Mathematics from Hamilton College.

Vice President, Finance

Mike Deluca

As Vice President of Finance, Mike Deluca has led the accounting department at Rabina for over two decades. He and his team support all of the accounting needs related to the firm’s development activities, including financial statement preparation, budgeting, financing, and accounts payable and receivable. Since joining Rabina in 2001, Mike has handled a wide array of complex transactions, domestically and internationally, providing critical support in the growth of the firm.

Vice President, Development

Megan Woodard

As Vice President of Development at Rabina, Megan Woodard collaborates with the leadership team on development and oversight of integrated design, marketing, and sales initiatives for the firm’s real estate projects. In this role she is responsible for identifying prospective creative and strategic partners, including architects and interior designers, and managing those relationships.

Prior to joining Rabina, Megan was a Senior Director at Corigin, where she led branding, marketing, and sales for high-profile projects including 20 East End Avenue in Manhattan and The Towers by Foster + Partners in Miami. Megan began her career at Credit Suisse, where she was a Vice President in the Real Estate Finance and Securitization Group. She earned a Bachelor of Arts in Journalism and Mass Communication from the University of Kansas.

Vice President, Engineering

Nick Marzorati

As Vice President of Engineering at Sentinel Data Centers, Nick oversees the development of data center designs from conception to execution. Nick is a highly energetic and passionate leader with expertise in program management, project management, engineering design, communication, and technical problem solving. Under Nick’s leadership, Sentinel Data Centers continues to lead the way in delivering state-of-the-art solutions and ensuring unparalleled reliability and performance for mission critical operations.

Nick received a BE and ME from Stevens Institute of Technology and has more than 10 years of experience in the datacom mission critical sector, which consists of technical engineering and data center development.

Controller, Finance

Tim Morneau

As Controller at Rabina, Tim Moreau is responsible for the accounting, tax, and financial reporting for multiple properties, development projects and investments in the firm’s portfolio.

Tim began his career in public accounting, auditing a wide variety of clients including those in real estate. Prior to joining Rabina, he was a Senior Associate at Marcum LLP in their real estate group, focusing on assurance services to commercial, retail, residential, and real estate funds. Tim received his Master of Professional Accountancy and Bachelor of Sciences in Business Administration with a concentration in Accounting from Bryant University. He is a Certified Public Accountant.

Senior Director, Development

Lilla J. Smith, RA

Lilla Smith is Senior Director of Design at Rabina with responsibility for collaborating on the exterior and interior design of the firm’s development projects.

Previously, Lilla served in a similar capacity for Macklowe Properties, leading the design efforts for 432 Park Avenue, One Wall Street, and many other projects. From 1987 until 2009, she was a senior associate at Gwathmey Siegel & Associates Architects.

Lilla is a registered architect. She earned her Master of Architecture from Yale University.

Director, Property Management

Margarita Lagani

Since joining Rabina in 2001, Margarita Lagani has risen through the ranks of the property management team to become the Director of Property Management. She oversees the leasing, lease administration, tenant relations, and collections for Rabina’s two-million-square-foot portfolio of commercial and residential properties throughout the U.S.
Throughout her tenure, Margarita has led the implementation of various technology initiatives to improve the landlord-tenant experience and enhance the efficiency of Rabina. Margarita graduated from Monroe College with a bachelor’s degree in business administration.

Director, East Coast Construction

Michael Gallo

Michael Gallo joined Rabina in 2022 as the Director of East Coast Construction with responsibility for leading the construction of 520 Fifth Avenue, a supertall residential skyscraper in midtown Manhattan.

Previously, Michael led the construction of major commercial, residential, and mixed-use projects in New York City for Madison Equities and GFI Development, including 212 Fifth Avenue, a 48-unit ultra-luxury condominium, 45 Broad Street, a planned 80-story tower with 209 residential units and eight floors of office space, and the Hotel and Residences at 5 Beekman Street. He began his career with Skanska USA Building, where he worked on monumental projects including Madison Square Garden, MetLife Stadium, American Dream, Disney Armory, and New Prudential Tower among other projects.

Michael earned a Bachelor of Engineering degree in Engineering Management at Stevens Institute of Technology along with a minor in Economics.

Director, West Coast Construction

Kevin James

Kevin James joined Rabina as Director of West Coast Construction in 2023. He brings more than a decade of experience in general contracting to his role, which includes managing the design and construction teams for Rabina’s West Coast projects. He is responsible for ensuring that all construction budgets are adhered to, and timelines are met.

Prior to joining Rabina, Kevin successfully managed projects totaling over $750M, including sports venues, hospitality properties, commercial office buildings, and public institutions. Kevin studied Civil Engineering at UC Davis in California.
